Waiting turns a small repair into a much larger one.
The deck used to be flush with the coping. Now there's a gap you can fit a finger in. Water runs into that opening every time it rains, and the slab keeps dropping. Runoff working beneath the concrete is what opens that gap. Filling the void is what stops it widening. Soil beside a pool erodes faster than soil anywhere else on the property. Concrete leveling closes that gap for good.
One slab dropped lower than the next, and now there's a lip near the steps or the ladder. Kids and guests are catching their toes on it. An uneven edge beside a pool is worse than anywhere else because everyone walking on it is barefoot and wet. Leveling removes the lip rather than grinding it down. Concrete leveling is the cheapest fix at this stage.
Rain used to run away from the pool. Now it pools at the edge or drains straight into the water. The deck has tilted and the slope has reversed. A pool deck that pitches backward sends everything into the pool instead of away from it. Leveling restores the fall. The fix here is about restoring fall, not resurfacing. Leveling the concrete puts the fall back where it belongs.
Hairline cracks are spreading, and the deck sounds hollow when you tap on it. There's a void under the slab, and the concrete is following the dirt down. Hollow sounds mean the soil below has pulled away. Concrete lifting fills that space before the surface cracks through. Leveling reaches voids that a surface patch never touches. The soil has to be filled before the concrete goes back to level.

Foam is what we use around pools. It's waterproof, lightweight, and cures in about 15 minutes. Splash, rain, and sprinklers don't wash it out. The lift lasts 20 years or longer. Polyurethane is waterproof, which matters more beside a pool than anywhere else on a property. It will not wash out. Polyurethane adds almost no load to soil that has already given way.
Mud is the cheaper option. It works fine on a back patio that doesn't get soaked. Around a pool, water gets to it and it can wash out faster. We'll tell you straight when foam is the better call. Mudjacking costs less but adds weight, so we rarely recommend it on soil that has already failed near water. Foam is the usual answer beside a pool for exactly that reason. Either material lifts the same concrete; only the weight differs.
After the lift, we seal the control joints and fill any cracks so water can't get back under the slab. That keeps the dirt where it belongs and the deck right where we put it. Wider cracks call for concrete crack repair after the lift. Sealing the joints afterwards keeps runoff from finding the same path down again.
Our Process
We come out, measure how far the slab has dropped, and look for the cause — a leak, bad drainage, washed-out dirt. You get a written price before we leave. The pool deck assessment is free and takes about fifteen minutes. We measure the drop around the whole pool, not just the worst corner. The concrete gets checked at several points around the pool.
We drill holes about the size of a dime through the slab. They go where the deck dropped, placed away from your pool plumbing and tile. We locate the skimmer line and the return lines before a single hole is drilled. Concrete lifting near a pool is a precision job more than a heavy one. Every line around the pool is marked before the repair starts.
We pump foam under the deck. It expands, fills the void, and lifts the concrete back to level. We work in stages so the slab doesn't crack and the coping doesn't pinch. Raising in small increments is what protects the tile line and everything set into the concrete.
We patch the holes with color-matched concrete and clean up. Most pool decks are walkable within an hour of the last lift, and the job's done in a few hours. Two hours is typical for a pool deck of ordinary size. Most jobs around a pool need one visit. The pool deck is back in use before the crew leaves.

A foam lift lasts 20 years or longer. It stays where we put it as long as the cause — bad drainage, a plumbing leak, soil that keeps washing out — gets handled. If we spot a leak we can't fix on day one, we'll tell you to bring in a pool plumber first so the lift doesn't drop again. Regrading the soil beside the pool is often the cheaper half of the repair. Uneven soil left alone will settle a second time under the same concrete. Fixing the cause is what makes the repair permanent.
